What the list contained
Common areas six times. Ground floor painting seven. Ensuite five. Powder room five. Toilets three. Almost nothing else.
The first reading, which is wrong
That the list is trivial and the house is fine. It is a long list and every item is a defect against the contract, whatever category it falls in.
The second reading, which is also wrong
That twenty six defects means a bad build. It does not, because all twenty six belong to one trade.
The reading that is useful
The structure and the envelope were substantially complete, which is the half that costs real money. One trade left before finishing, which is the half you can still fix cheaply.
Why the locations matter
A single line saying painting throughout produces one painter for one afternoon. Twenty six located records produce twenty six checks at the reinspection.
