It follows the house and the stage rather than the suburb. A single storey frame check is at the bottom of the range, a two storey handover at the top. Put the address into the form and a fixed figure comes back with travel included.

Hardware, more often than timber. The nearest frame records we hold are about missing washers, triple grips at a truss tie, bracket fixings and a bottom plate overhanging its slab by twenty five millimetres. Small parts, structural jobs.
Council deals with the planning approval. The build runs through a principal certifier who issues the construction certificate and the occupation certificate and does the mandatory critical stage inspections, all of which serves the certificate rather than your defect list.
Framing against AS 1684 and the engineering for your lot, masonry against AS 3700, wet areas against AS 3740, termite management against AS 3660, and the whole job against the National Construction Code, the ABCB Housing Provisions and the Guide to Standards and Tolerances 2017.
Under the Home Building Act 1989 it is six years on a major defect and two on anything else, running from the date the work was completed. The two year period is the one people lose, because it covers most of a handover list and expires quietly.
